Kingston Estero Grand Opening: What Buyers Need to Know About Estero’s Newest Community
One of the most anticipated new communities in Southwest Florida is getting ready to officially open its doors.
Kingston, the massive new master planned community located along Corkscrew Road in Estero, Florida, will celebrate its Grand Opening on October 17, 2026.
Developed by Cameratta Companies, Kingston is one of the largest residential developments planned for Southwest Florida and is expected to transform the eastern Corkscrew Road corridor for years to come.
Cameratta Companies is already well known throughout the area as the developer behind communities including Verdana Village, The Place at Corkscrew, Corkscrew Shores, and The Preserve at Corkscrew.
Kingston represents an even larger vision.
Spanning more than 7,600 acres, the community is ultimately planned to include approximately 10,000 residences, extensive amenities, commercial space, schools, recreation, and thousands of acres dedicated to environmental preservation.
For buyers considering new construction in Estero, Kingston is going to offer a lot to compare.
Four Builders Are Coming to Kingston
One of the biggest advantages of Kingston will be the variety of builders, home designs, neighborhoods, and lifestyle options available within one community.
Four major builders are participating in the initial development.
Lennar
Lennar plans to offer both villas and single family homes across four different collections.
Floor plans are expected to range from approximately 1,462 to 3,945 square feet, providing options for buyers looking for everything from lower maintenance living to larger family homes.
Pulte Homes
Pulte Homes will offer single family residences through three separate collections.
Homes are expected to range from approximately 1,518 to 4,272 square feet, giving buyers a broad selection of floor plans, homesites, and design options.
Neal Communities
Neal Communities will offer both villas and single family homes across five collections.
Planned floor plans range from approximately 1,433 to 4,443 square feet.
Taylor Morrison
Taylor Morrison will introduce Esplanade at Kingston, a separate resort inspired neighborhood within the larger Kingston development.
Esplanade at Kingston is planned for approximately 1,285 residences and is expected to offer condominiums, villas, and single family homes ranging from approximately 1,329 to 4,591 square feet.
Initial homes within Kingston are being marketed starting in the $400s, although pricing can vary considerably depending on builder, neighborhood, floor plan, homesite location, lot premium, upgrades, incentives, and availability.
That makes understanding the differences between the builders especially important before making a purchase decision.
Kingston South: The First Major Neighborhood
The first large neighborhood within the Kingston development will be Kingston South.
Kingston South is planned as a multigenerational community with approximately 3,625 residences.
Lennar, Pulte Homes, and Neal Communities will all build within Kingston South.
What may separate Kingston South from many traditional Southwest Florida communities is the scale of its planned amenities.
Current plans are expected to include:
- An indoor sports complex
- Extensive outdoor recreation areas
- A signature saloon with live entertainment and casual dining
- Resort style swimming pools
- Waterfalls and water slides
- Social gathering spaces
- Community activities and entertainment
This is intended to be much more than the typical neighborhood pool and clubhouse.
Kingston South is being designed around recreation, entertainment, social activities, and community interaction, creating a lifestyle that could appeal to families, retirees, seasonal residents, and buyers looking for an active community atmosphere.
Esplanade at Kingston: A Resort Inspired Lifestyle
For buyers looking for a different type of lifestyle, Taylor Morrison's Esplanade at Kingston will offer another option within the overall development.
The Esplanade brand is known for creating communities focused on resort style living, wellness, dining, recreation, and social experiences.
Planned amenities at Esplanade at Kingston are expected to include:
- A resort style pool
- Wellness Center
- Culinary Center
- Fitness facilities
- Social activities
- Lifestyle programming
- Recreation and entertainment options
The combination of Kingston South and Esplanade at Kingston will allow buyers to compare very different community experiences without leaving the overall Kingston development.
That means buyers will need to consider more than just the house itself.
The builder, neighborhood, amenity package, homesite, future development plans, fees, incentives, and overall lifestyle should all factor into the decision.
Kingston Will Be Much More Than 10,000 Homes
While Kingston is expected to eventually include approximately 10,000 residences, the long term vision extends well beyond housing.
The master plan includes approximately 700,000 square feet of commercial space, which could eventually bring shopping, restaurants, professional services, wellness businesses, and other everyday conveniences directly into the community.
More than 3,750 acres within Kingston have also been designated for environmental preserves and wildlife habitat.
Another major component of the Kingston master plan is education.
The community is planned to include a tuition free K through 12 public charter school operated by True North Classical Academy, with the first phase currently scheduled to open in 2028.
Transportation and connectivity will also play an important role in the development.
Kingston Village Parkway is designed to eventually connect Corkscrew Road with State Road 82 while also providing internal golf cart connectivity throughout portions of the community.
As Kingston develops, these additional features could make it feel less like a traditional residential subdivision and more like a complete community.
Kingston Grand Opening October 17, 2026
The official Kingston Grand Opening is scheduled for:
Saturday, October 17, 2026
11:00 AM to 2:00 PM
Corkscrew Road, Estero, Florida
The Grand Opening is expected to give prospective buyers their first opportunity to tour newly completed model homes from the participating builders and learn more about the neighborhoods, amenities, floor plans, pricing, and lifestyle planned for Kingston.
No RSVP is currently required.
For anyone considering a new construction home in Estero, this will be one of the most important new communities to watch.
Thinking About Buying in Kingston?
Kingston will offer buyers plenty of options, but more choices can also make the process more complicated.
With four builders, numerous home collections, multiple neighborhoods, different amenity packages, future releases, homesite premiums, builder incentives, and changing inventory, it will be important to understand how all of the pieces compare before making a decision.
I spent more than 10 years working in onsite new construction sales before becoming an independent real estate advisor, and I have helped hundreds of buyers and sellers throughout Southwest Florida.
That experience allows me to look at a new construction purchase from both sides of the process.
My goal is to help you compare the builders, neighborhoods, floor plans, homesites, pricing, incentives, and long term considerations so you can make an informed decision.
