One of the most anticipated new communities in Southwest Florida
One of the most anticipated new communities in Southwest Florida is officially getting ready to open its doors!
Kingston, a massive new master planned community located along Corkscrew Road in Estero, Florida, will celebrate its Grand Opening on Saturday, October 17, 2026, from 11:00 AM to 2:00 PM.
The community is being developed by Cameratta Companies, the developer behind several well known communities along the Corkscrew Road corridor, including Verdana Village, The Place at Corkscrew, Corkscrew Shores, and The Preserve at Corkscrew. Kingston represents Cameratta’s largest vision yet, with more than 7,600 acres and plans for up to approximately 10,000 residences when fully built out.
HOMEBUILDING OPTIONS
One of the biggest advantages for buyers considering Kingston will be the variety of homes available.
Four prominent builders are participating in the initial development:
Lennar plans to offer both villas and single family homes across four collections, with residences ranging from approximately 1,462 to 3,945 square feet.
Pulte will offer single family homes through three different collections, providing options ranging from approximately 1,518 to 4,272 square feet.
Neal Communities will offer villas and single family homes across five collections, with floor plans ranging from approximately 1,433 to 4,443 square feet.
Taylor Morrison will introduce Esplanade at Kingston, a separate resort focused neighborhood within the overall Kingston development. Esplanade is planned for approximately 1,285 residences and will include condominiums, villas, and single family homes ranging from approximately 1,329 to 4,591 square feet.
Homes from the initial builders are currently being marketed starting from the $400s, although pricing, lot premiums, availability, and incentives will vary significantly by builder and release.

The first major neighborhood within the community will be Kingston South, a multigenerational neighborhood planned for approximately 3,625 homes.
Lennar, Pulte Homes, and Neal Communities will build within Kingston South.
The planned amenities are a major part of the vision for the neighborhood and are expected to include an indoor sports complex, outdoor recreation areas, a signature saloon with live entertainment and casual dining, and a resort style pool area featuring waterfalls and water slides.
This is much more than a traditional neighborhood pool and clubhouse concept. Kingston South is being designed around recreation, entertainment, social activities, and community interaction.
For buyers looking for a different lifestyle experience, Taylor Morrison will bring its popular Esplanade brand to Kingston.
Esplanade at Kingston is planned as a resort inspired community centered around wellness, dining, recreation, and social experiences.
Planned amenities include a resort style pool, Wellness Center, Culinary Center, fitness facilities, and a variety of lifestyle programming and services.
Having Kingston South and Esplanade at Kingston located within the larger development will give buyers the ability to compare distinctly different lifestyles, builders, home designs, and amenity packages in one location.
The long term vision for Kingston extends well beyond residential development.
At full build out, Kingston is planned to include approximately 10,000 residences and 700,000 square feet of commercial space, creating opportunities for future shopping, restaurants, services, wellness businesses, and other everyday conveniences.
More than 3,750 acres within the development have also been designated for environmental preserves and wildlife habitat.
Kingston is also planned to include a tuition free K through 12 public charter school operated by True North Classical Academy, with the first phase currently scheduled to open in 2028.
Another important piece of the master plan is Kingston Village Parkway, which is designed to eventually connect Corkscrew Road with State Road 82 and provide internal golf cart connectivity.
